SWSS RWAX is not a property listing platform. It is a settlement platform. Every property in the SWSS RWAX registry has exactly one legal owner — SWSS Fintech before completion, one member after — and every transfer is settled on chain with the full legal weight of the DEED-1 standard.
SWSS RWAX is the first platform through which real-world property is settled on SWSS Chain using the Home Deed standard. Properties owned, developed and managed by SWSS Fintech are recorded as DEED-1 Home Deeds, so a member can progress toward a whole acquisition at a value declared in advance, with on-chain settlement, a Finality Certificate on every transfer, and an IVL-verified holder on every record.
What a member does here runs end to end: browse a development, acquire a Home Deed at its declared value, hold it, earn rewards against an on-chain cap, vote on decisions affecting the asset, and transfer it to another verified member at any time. Each of those steps produces a settlement record rather than a database entry, which is the difference between owning a deed and appearing on a platform's list of owners. The instrument itself is specified in the DEED-1 Standard.
RWAX owns deed commerce, the exchange, projects, rewards and governance — and deliberately nothing else. Member identity, KYC and credentials come from the Identity Verification Layer; wallet operations come from the SWSS App. A platform that owned all three could assert a member's identity, move their funds and record their deed without any independent check, which is precisely the concentration this architecture separates.
How A Home Deed Works
A Home Deed is a DEED-1 record evidencing an Acquisition Credit: a value declared at issuance and contributed toward a fixed total acquisition price within a registry tier. It conveys no legal or beneficial interest in any property, identifies no unit, and its value does not float — it is the declared value, from issuance through to application or maturity.
A member does not buy an instrument whose worth is then decided by a market. A member exchanges stablecoin for a credit of identical declared value — value in equals value recorded, evidenced on chain at the moment it occurs. Nothing in SWSS RWAX discovers a price, because nothing in SWSS RWAX forms one.
swss deed lifecycle --explain
Every property in the registry has exactly one legal owner at every moment — SWSS Fintech before completion, one member after, and never two at once. That is recorded on the land registry of the property's own jurisdiction, a government record independent of SWSS, for the whole life of the property.
Accumulation is not a lock-in. A credit is freely transferable between verified members at any time, at its declared value, because a single deed is a single credit rather than a slice of anything — the member who cannot continue is not trapped, and the member who continues is not waiting on anyone.
What the record itself carries is the other half of the answer. A deed is not a claim a platform honours on request; it is a record the network holds, and the statement of legal title travels inside it.
swss deed show --standard DEED-1
standard DEED-1 registryNumber unique, one per deed tier registry tier reference declaredValue fixed at issuance maturityTerm declared at issuance holder IVL credential, verified holderHistory complete and immutable unit not identified # by design legalTitle SWSS Fintech finalityCertificate on every transfer # written into the record at creation, and public "This deed records an Acquisition Credit under the SWSS RWAX registry. It conveys no legal or beneficial interest in any property and is not attached to any specific unit."
The last four lines are the ones that matter. They are not a contractual recital that could be amended later — they are written into the record when the deed is created and sealed there by a Finality Certificate. The chain proves, for every deed ever issued, that the holder is not the owner.
Declared Value, Not Market Price
Every value in the SWSS RWAX registry is declared. A Home Deed's value is set when the deed is issued, recorded at that value, and accounted at that value until it is applied to a completion or released at maturity. At no point does supply and demand set it. There is no market price here because there is no market pricing.
That is a structural statement rather than a policy one. The facility contains no order book, no bids or offers that interact, and no matching engine — there is nothing in it that could form a price even if a price were wanted. A member-to-member transfer moves a deed at its declared value between two identity-verified parties. It does not negotiate one.
Identity is structural in the same way. Every holder is verified through SWSS IVL before they can hold or receive anything, and the credential is checked at settlement rather than at signup. An unverified wallet cannot hold a Home Deed at all — there are no anonymous participants anywhere in the registry, because the infrastructure cannot represent one.
There is no guarantee of recovering the amount originally contributed. SWSS Coin has no guaranteed value. There is no guaranteed liquidity. A maturity release returns the SWSS Coin locked beneath a deed — it is not a redemption, a buy-back or a repurchase, and no representation is made as to what that coin is worth at release or at any other time.
That disclosure is published beside the mechanism rather than beneath it. A structure that can be described alongside its limits is one that has been thought through; a structure that needs its limits kept somewhere else has not.
The Deed Classes
DEED-1 is one record standard, not one product. The format is identical whichever asset sits behind it — a registry number, a declared value fixed at issuance, a declared maturity term, an IVL-verified holder, a complete holder history, a Finality Certificate on every transfer, and the legal-title statement. What differs between classes is the asset the credit is contributed toward, and the SwssChain deed registry classifies each by its own prefix so an explorer can tell them apart without asking the platform.
swss deed classes --registry
Three classes are registered on chain and classify today. BizDeed is drawn dashed because it is not yet one: a BizDeed prefix is to be registered, and until the chain carries it no identifier is printed here — a document that publishes an identifier the network does not recognise is one the network can contradict.
The four classes fall into two families, and which family a deed belongs to matters more than which asset sits behind it.
Home Deed and Compute Deed are Acquisition Credits. Each is a value declared at issuance and contributed toward a fixed total acquisition price within a registry tier: it conveys no legal or beneficial interest in the asset, identifies no specific unit, and carries two outcomes known from the day it is issued. A Compute Deed contributes toward AI and GPU infrastructure in the same way a Home Deed contributes toward a property — the asset class changes, the instrument does not.
The AI Agent Deed and the BizDeed are not Acquisition Credits, and the difference is stated rather than smoothed over. The AI Agent Deed is recorded against an AI agent; the BizDeed against a hospitality asset. Neither contributes toward an acquisition the way a Home Deed does, and neither conveys a share of the revenue the agent or the asset produces. What a holder of either is paid for, and on what terms, is set out in the documentation executed for that class rather than characterised here — an entitlement described loosely in a document like this is the description a reader would rely on and the one we would be held to. They are separate classes on the chain for that reason, each under its own prefix, the AI Agent Deed added in SCP v3.1.4. Two instruments that behave differently should never share a description, and a reader who cannot tell which family a deed belongs to has been handed the wrong document.
Rewards Are Paid For Verified Work
No class of deed distributes revenue to its holder, and every class earns in the same way. A reward is paid for a marketing deliverable that was completed and verified — the same arrangement any business has with an agency, a creator or an affiliate publisher, with the delivery recorded on chain rather than invoiced afterwards. It is a payment for work performed rather than a distribution or a yield, and the record of the work is what the payment is made against.
What rises with the performance of the asset behind a deed is the volume of work offered against it, not an amount paid per deed. An asset, an agency or an AI agent earning more funds a larger programme of marketing deliverables, and the holders attached to it are offered more of that work. A holder who performs none is paid nothing, whatever the asset earned.
Eligibility, rates and caps are commercial terms, and they reach a member in the documentation that member executes rather than in this document. A condition summarised here is wrong the moment it moves, and a member who acted on the summary rather than on the agreement was misled by us and not by the change.
What A Member Can Do
The member application is built as 25 backend modules across 37 member pages. Each area below is a live surface rather than a planned one unless its status says otherwise.
| Area | What a member does |
|---|---|
| Exchange | Member-to-member transfer of DEED-1 deeds at declared value — a 12-hour offer expiry, a 6-hour payment window, and deed transfer executed automatically on completion |
| Projects | Browse SWSS Fintech developments, open a project, and follow its construction milestones |
| Deed Passport | The record for a single unit: specifications, construction milestones, photography, occupancy and system metrics, energy generation, and the deeds minted against it |
| Portfolio | Deed holdings and accumulated declared value across every registry tier |
| Checkout & Payments | Purchase a deed through a payment flow gated on a valid credential — an unverified member cannot complete settlement |
| Wallet | Balances and transfers. Wallet operations are the SWSS App's domain and are consumed here rather than reimplemented |
| Rewards | Task and governance rewards, distributed against an annual on-chain cap per deed rather than an off-chain promise |
| Referrals | Referral tracking and reward attribution |
| Governance | Document consent, signature, and voting on decisions affecting the assets a member holds |
| Home Claims | Home Deed claim processing for members exercising a claim against a unit |
| Agent Programme | Apply as an agent, then manage team, introduced members, commissions and approved marketing material |
| Identity Verification | KYC completed through SWSS IVL — RWAX never becomes the identity authority |
| SWSS InfraX | Access to the compute marketplace from inside the member interface |
| SWSS Pay Card | Interest collection phase — members register interest ahead of issuance |
Rewards
A reward is paid for work that was completed and verified.
SWSS RWAX runs a task board inside the member dashboard. Tasks are marketing and advertising work — promoting registry tiers, producing approved content, completing platform activities — each with a defined deliverable. When the work is completed and verified, the reward is paid in SWSS Coin against an annual on-chain cap, and the record is written on chain, so every payment traces back to a specific piece of work.
Rewards are earned for work performed, at rates and against caps set out in the documentation a member executes. Eligibility is a matter for that documentation and is deliberately not restated here: a rule published in this document and applied differently in the product is worse than a rule this document does not state.
swss rewards trace --task
Steps 01 to 03 run today. Conversion to USDT and the SWSS Pay card arrive with SWSS Pay in Q4 2027, and are drawn dashed until they do — a diagram that renders a shipped stage and an unbuilt one identically is making a claim it has not earned.
The card is the end of the same record, not a separate product. A reward earned for verified work settles on SWSS Chain, converts in one settlement, and is spendable through the payment networks SWSS Pay targets — the major international card schemes, Visa and Mastercard among them, alongside real-time rails such as UPI — with every step of that path readable on SWSS Explorer rather than reconciled afterwards across three systems that must be made to agree.
Referral
Any member may introduce any other person. A referral link carries approved SWSS RWAX content, and every introduction terminates at SWSS RWAX itself — no introducer sells anything, and there is nothing for them to sell, because the value of a Home Deed is declared rather than negotiated.
swss referral trace --introduction
Single-level, and structurally so rather than by rule: every introducer is paid on their own introductions and on nothing else. There is no downline, no recurring payment, and nothing at all is paid for recruitment.
The commission is a one-time acquisition commission, paid in USDT, and it becomes payable only when the introduced member has verified their identity through SWSS IVL, executed the registry documentation and completed a verified acquisition. Introducing someone who becomes an introducer earns nothing.
Commercial terms — rates, caps and eligibility — reach a member in the documentation they execute. They are deliberately not summarised here: a rate published in this document is wrong the moment it moves, and a member who acted on the summary rather than on the agreement was misled by us, not by the change.
The DEED-1 Home Deed Standard
Home Deeds are settled as Type 0x03 SCP Transactions — processed by SAPE before any other transaction class, carrying full DEED-1 metadata at the wire level, and triggering the Byzantine Fault Tolerant Finality Attestation that generates the Finality Certificate. No smart contract is required. No external mint operation is required. The settlement is native to the protocol.
| Settlement Layer | What It Records |
|---|---|
| Type 0x03 SCP Transaction | Deed identifier, asset reference, legal owner, jurisdiction code, institutional signature, metadata hash, Finality Certificate |
| DEED-1 Deed Record | Deed identifier, legal owner, jurisdiction code, asset reference, dissolution reserve in SWSS Coin, annual cap, lock status |
| Wallet Compatibility Interface | Compatible with hardware, mobile, and institutional custody wallets |
Finality Certificate
swss cert show --tx <hash>
standard SCP Finality Certificate network SWSS Chain mainnet 122605 signedBy the active validator set signature BLS aggregate # constant size, however large the set commitment Merkle root of the block # each deed proves inclusion against it producedBy consensus # not by SWSS RWAX revocable no # and not by us either readableAt swssscan.swss.io # without our cooperation
The certificate survives the platform, which is the point of producing it in consensus rather than in an application. A member’s claim to a deed does not depend on SWSS RWAX continuing to exist, or continuing to agree that they hold it — an application above consensus cannot certify what consensus has not yet finished deciding, and cannot un-certify what it has.
Every SWSS RWAX settlement generates a Finality Certificate — a multi-party cryptographic attestation signed by the active validator set. The certificate is permanently recorded on SWSS Chain, publicly verifiable at swssscan.swss.io, and cannot be altered, revoked or overwritten. It is the output that property registries, institutional counterparties and cross-border legal frameworks can recognise.
Because the certificate is produced by consensus rather than by RWAX, it survives the platform. A member's claim to a deed does not depend on SWSS RWAX continuing to exist or continuing to agree that they own it — the record is on SWSS Chain and readable through SWSS Explorer independently of any platform interface.
